Flats and Apartments

Flats and apartments need air-conditioning that fits the room, the building rules and the neighbours. Aircon Depot supplies, installs and repairs compact systems for Durban and greater eThekwini living spaces.

Flats and Apartments

Cooling compact homes without wasting space

In a flat or apartment, every square metre matters. The right aircon setup should cool the room quickly, keep the passage clear and avoid noisy equipment that carries through shared walls. In Clairwood, Durban Central and the coastal suburbs, humidity is often part of the problem too, so the system must remove moisture properly as well as drop the temperature.

For one-bedroom and two-bedroom units, we usually look at the main living area first, then the bedrooms if needed. A small but correctly sized unit often performs better than an oversized one that switches on and off too often. That matters in apartments because short cycling can leave the room damp and uncomfortable, especially during warm, wet weather.

Typical systems for sectional blocks and upper-floor living

Most apartment jobs in Durban call for compact wall-mounted split systems, with the outdoor unit placed where the building allows. In some blocks the balcony, service yard or external wall is the only practical option. On upper floors, pipe runs and drainage need careful planning so water does not drip onto a neighbour's balcony or stain the facade.

  • Single split unit for a bedroom or studio, usually 9 000 to 12 000 BTU.
  • Mid-size split unit for lounge and open-plan areas, usually 12 000 to 18 000 BTU.
  • Multi-unit planning for two or three rooms where each room needs its own control.
  • Repair support for compressors, fan motors, capacitors, contactors and control faults.

We also handle spares and gas for units that are worth repairing instead of replacing. If the body of the system is still sound and the fault is limited to one component, repair can save a lot of money.

Planning the layout before you drill

Good planning starts with the room shape, ceiling height, sun exposure and where people actually sit or sleep. In apartments facing west or north, afternoon heat can be severe. A unit fitted too near a curtain track, bed headboard or kitchen heat source will not perform as well and may blow cold air in the wrong place.

We check where the drain can run, where the outdoor unit can sit, and whether the building body corporate has rules for visible pipework, noise or drilling through common walls. In some sectional title blocks, written approval is needed before work starts. That saves trouble later and keeps the installation within the building rules.

  • Measure the room properly, not just the floor size.
  • Allow for glass doors, direct sun and top-floor heat.
  • Keep outdoor units away from bedroom windows where possible.
  • Make sure the condensate drain has a clean fall and will not block.

Common apartment mistakes that cost more later

A lot of problems start with a rushed install. The most common mistake is fitting a unit that is too small for the room. The owner then runs it flat-out all day, the electricity bill climbs and the room still feels sticky. Another issue is poor drainage. In coastal air, dust and moisture mix quickly and drain lines can choke if they are not installed and cleaned properly.

We also see outdoor units mounted where they shake against walls, or where maintenance access is impossible. That becomes a problem when the unit needs a service, regas and leak check, or a fan motor repair. It is cheaper to leave space for a technician than to dismantle half a bracket later.

For apartments near the harbour, in South Durban or closer to the beachfront, salty air can shorten the life of exposed parts. A proper service schedule helps protect the unit, and a deep clean service can clear the coils before the dirt builds up too far.

Repair and maintenance for busy households

Apartment living often means the aircon must work hard during evenings, weekends and load shedding periods. When power returns, units that have not been maintained can trip, leak, or start making unusual noise. If you hear rattling, warm air, water dripping inside or a burning smell, it is best to switch the unit off and call for help.

Our fault finding service covers breakdown call-out work across Clairwood, Durban Central, North Durban, West Durban and the wider eThekwini area. We check controls, capacitors, contactors, fan motors, compressors, drain blockages and gas levels. If the problem is a simple part change, we will say so. If the unit is beyond practical repair, we will say that too.

Planned maintenance suits landlords and sectional title blocks as well. It helps keep complaints down and it reduces surprise failures during peak summer months.

What flats and apartments usually cost

Budget depends on the room size, pipe length, bracket work, access, and whether the job is a fresh install or a repair. For a straightforward single-room supply and install in Durban, many apartment jobs start from around R7 500 to R13 500. A larger living area or a unit with longer pipe runs can move into the R14 000 to R22 000 range, depending on the equipment and access.

Repairs are usually less expensive than replacement when the system has a healthy compressor and the fault is isolated. Basic call-outs and minor repairs may start from about R650 to R1 500, while parts-heavy work such as compressor replacement or major control repairs can run from R3 500 upwards. If gas work is needed, we first check for leaks so the same fault does not come back.

We keep pricing practical because apartment owners often need a clear answer before they commit. If the body corporate has access limits or after-hours rules, that can affect the cost as well.

What clients say

Questions we get asked

What size aircon suits a flat or apartment?

It depends on room size, sun, ceiling height and how open the layout is. A small bedroom may suit 9 000 BTU, while a lounge or open-plan unit often needs 12 000 to 18 000 BTU.

Can you install in sectional title buildings?

Yes, as long as the building rules are followed and access is allowed. We check placement, drainage, noise and visible pipework before work starts.

Do you repair older apartment aircons?

Yes. We handle fault finding, regas and leak checks, compressor replacement, fan motors, capacitors, contactors, drain blockages and controls repair where repair is still practical.
