Drain Blockages

Blocked condensate drains cause drips, ceiling stains and water running back into the indoor unit. Aircon Depot clears drain blockages across Clairwood, Durban and greater eThekwini, then checks why the line backed up in the first place.

Drain Blockages

What a blocked condensate drain usually looks like

When an aircon drain starts blocking up, the first signs are often small water drips from the indoor unit, a wet wall, or a ceiling patch that keeps growing after the unit has been on for a while. In Durban's humid weather, condensate can build up quickly and a light blockage is enough to send water the wrong way. On split systems this can show up as water running out of the front cover, a gurgling sound, or an odd smell from stagnant water in the line.

We handle blocked drains on domestic and light commercial systems, including wall-mounted units, cassette units and ducted indoor units. The aim is not only to clear the blockage but to stop repeat leaks that can damage ceilings, plasterboard, flooring and electrical fittings.

What is included in our drain blockage service

Our drain blockage service is a practical cleaning and fault-finding job. We inspect the condensate tray, drain pipe, outlet point and surrounding insulation before clearing the line. If the blockage is caused by sludge, algae, dust build-up, damaged pipework or a poor slope we identify that too. Where needed we also check the float switch, drain pump and adjacent electrical parts to make sure the leak has not triggered another fault.

  • Inspection of the indoor unit and condensate tray
  • Manual clearing or flushing of the drain line
  • Checking for kinks, sags or flat sections in the pipe
  • Cleaning sludge, algae and dirt from accessible sections
  • Testing the drain flow after the blockage is cleared
  • Checking insulation and nearby fittings for water damage

How we clear the blockage on site

Our technicians follow a simple step-by-step process so the cause is dealt with properly. First we isolate the unit and protect the area around it. Then we open the indoor cover, inspect the drain tray and trace the line to the outlet. If the blockage is near the tray we remove the build-up by hand and flush the line with clean water and, where suitable, a drain cleaning solution. For longer lines we use a drain pump or controlled vacuum method to pull out standing water and loose debris.

Once the line is open we test the fall and flow, because a drain that is not pitched correctly will block again. If the pipe is buried in a ceiling void or inside a wall we look for the most likely weak point and recommend the least disruptive fix. We also wipe down any water marks so you can see whether the leak has actually stopped.

Turnaround times and when we recommend urgent attendance

For most drain blockages in Clairwood, Durban Central, South Durban and nearby areas, we aim for same-day or next-day attendance depending on the call-out load and traffic. If water is dripping onto ceilings, sockets or commercial stock, the job should be treated as urgent. A blocked drain can quickly become a bigger repair if the indoor unit keeps overflowing during long runtime.

Call us sooner rather than later if you notice any of these signs:

  • Water dripping from the indoor unit or from ceiling boards
  • Mouldy or sour smells coming from the aircon
  • Repeated shutdowns linked to a float switch
  • Water stains getting worse after each use
  • Visible algae, dirt or insects near the drain outlet

Pricing approach for blocked drains

Drain blockage work is priced according to the type of unit, how easy the line is to reach and whether the blockage is a simple clear-out or part of a bigger fault such as a failed drain pump, cracked tray or badly routed pipe. We quote honestly before work starts and we explain any extra parts or labour before moving on. If the issue is linked to another repair such as controls, capacitor fault or water-damaged wiring, we separate that out so you know exactly what you are paying for.

There is no point guessing on a leak, because a quick clear-out is cheaper than patching ceilings or replacing damaged boards later. In many cases a standard blockage can be handled without major parts, but we will not pretend that every leak is a simple one.

Maintenance intervals that help prevent repeat blockages

In Durban and the coastal belt, we usually recommend checking condensate drains at least once every 6 to 12 months. Homes with pets, busy offices, kitchens nearby or units running for long hours may need attention more often. Where humidity is high and the unit is used daily, a drain can start carrying slime and dust faster than most people expect. Regular service helps keep the tray clean and the outlet open.

Useful habits between services include:

  • Keep the outdoor drain outlet visible and clear of leaves and soil
  • Make sure furniture or boxed items are not blocking the indoor unit
  • Have the filters cleaned on schedule so less dust reaches the tray
  • Ask for a drain check during planned maintenance visits

If your site has repeated drain issues, we can inspect whether the pipe slope, route or termination point is causing the trouble. In some buildings the pipe ends up too long, too flat or too close to dust and that is why it blocks again.

Who we help across eThekwini

We work from Clairwood and service Durban Central, South Durban, North Durban, West Durban and the wider eThekwini area. That includes homes, shops, warehouses, offices and small industrial spaces. Our team understands the practical side of Durban conditions, from coastal humidity to load-shedding related stop-start running that can leave condensate sitting in the tray longer than normal.

If your aircon is leaking now, we can help with fault finding, drain blockage clearing, deep cleans and related repairs through one visit where possible. The goal is to stop the water at the source and leave the system working properly again, not just dry the floor and hope for the best.

What clients say

Questions we get asked

Why does my aircon keep leaking water indoors?

Most indoor leaks come from a blocked condensate drain, a dirty tray, poor pipe slope or a failed drain pump. We inspect the full drain path so the leak is fixed at the source.

Can a blocked drain damage the aircon unit?

Yes. If water cannot leave the tray it can overflow into the wall, ceiling or electrical parts. That can lead to staining, mould, wiring damage and shutdowns.

How often should the drain be checked in Durban?

For most units, every 6 to 12 months is sensible. Coastal humidity, heavy daily use and dusty sites may need more frequent checks.
